ROSHN Group rapidly emerges as Saudi Arabia's leading real estate developer
In just five years, ROSHN Group—a Public Investment Fund (PIF) initiative launched in August 2020—has redefined the landscape of real estate development in Saudi Arabia. In a market where impact at scale often takes decades, ROSHN has rapidly emerged as the Kingdom’s leading multi-asset class developer, setting new benchmarks for integrated, sustainable communities.
With a land bank of 200 million square meters, the Group has launched 10 major projects across diverse sectors, including residential, retail, education, hospitality, commercial, and sports. Its developments go beyond buildings—each is designed to promote well-being, community, and quality of life.
A $1.1 billion real estate brand
Ranked as the most valuable real estate brand in Saudi Arabia and third in the region by Brand Finance, ROSHN now boasts a brand valuation exceeding $1.1 billion.
“Five years of dedication, passion, and impact are reflected in how our strategic vision has translated into tangible national growth,” said Ghada Alrumayan, Group Chief Marketing and Communications Officer at ROSHN. “We’ve built more than places—we’ve built lasting value and a legacy to inspire generations.”

Pioneering integrated living: From SEDRA to ROSHN Front
ROSHN’s first major milestone was SEDRA, a 20-million-square-meter flagship development in Riyadh, located near the capital’s main airport. SEDRA has set the standard for modern, pedestrian-friendly communities, offering extensive green spaces, schools, shops, and sports facilities. Already, over 1,000 families have moved in, and the project is expected to generate over $19 billion in development revenues.
Connected to SEDRA is ROSHN Front, a dynamic mixed-use urban destination spread across 407,000 sqm in North Riyadh. It draws over 7 million visitors annually, offering workspaces, retail, entertainment, and dining, alongside business innovation hubs. A standout initiative includes the launch of autonomous delivery robots, in partnership with Jahez.
Nationwide expansion: Jeddah, Makkah & Greater Dammam
ROSHN’s footprint now spans three of Saudi Arabia’s major regions:
· In Jeddah, the MARAFY project—with its landmark 11 km man-made canal—and the adjacent ALAROUS development are transforming the city’s waterfront into a vibrant mixed-use destination. With 1.5 million cubic meters of earth already excavated and 1 million cubic meters of water set to flow through the canal, MARAFY is poised to become a hub of culture, retail, and lifestyle.
· In Greater Dammam, ROSHN is delivering new integrated communities.
· In Makkah, additional developments are underway to extend the Group’s integrated approach across the region.

Sports and wellbeing at the core
In every development, sports and wellness amenities are central to the design. ROSHN is also playing a key role in Saudi Arabia’s preparations for hosting the 2034 FIFA World Cup.
Two major mixed-use stadium projects are underway:
· Aramco Stadium in Dammam, a 47,000-seat venue, will be completed by end of 2026 and is set to host matches during the 2027 AFC Asian Cup.
· ROSHN Stadium, a 45,000-seat venue in Southwest Riyadh, is entering its construction phase. The 450,000 sqm complex will include hotels, offices, retail, and dining—designed to be more than just a stadium, but a year-round destination.
A lasting social impact
ROSHN’s influence goes beyond infrastructure. Its YUHYEEK CSR program has delivered over 200 community initiatives and more than 100 sustainability and planting projects to date. These efforts span five core pillars:
·
Community Development
·
Environmental Sustainability
·
Education and Innovation
·
Arts and Culture
·
Public Health
As Saudi Arabia accelerates its Vision 2030 goals, ROSHN Group continues to play a vital role in building vibrant, future-ready cities—blending modern design, cultural relevance, and social responsibility in every development.
